Terms of Use

What this site is

turnkeyflorida.rentals shows homes that Gibraltar Builders has for sale in Palm Bay, Florida, and a calculator that models what owning one as a rental might look like. By using the site you accept these terms.

Not an offer, not advice

Nothing on this site is an offer to sell, a loan quote, an appraisal, an insurance quote, tax advice, legal advice or investment advice. A home is sold only by a written contract. Loan terms come only from a lender. Talk to your own lender, insurer, tax advisor and attorney before you decide anything.

The numbers are examples

Rents are estimates from advertised asking rents nearby, not signed leases. Interest rate, down payment, taxes, insurance, vacancy, maintenance, management, closing costs, appreciation and growth rates are assumptions you can change. Cash flow, cap rate, cash on cash and total return are the arithmetic of those assumptions. They are not predictions and not guarantees. Past rents and appreciation do not predict future results. Property tax is reassessed when a home sells and may be higher than modeled.

Program terms

Any lease, warranty, property management or sign lease described for the Gibraltar Investor Turnkey Program applies only if it is set out in a written agreement for the specific home. Eligibility is decided by Gibraltar in writing.

Inventory and images

Availability, prices and details come from Gibraltar's inventory and can change without notice. Some exterior images are concept illustrations and some are photos of a model home, not the listed address. Floor plans are illustrative base drawings with approximate dimensions. Confirm every detail with Gibraltar before you rely on it.

No warranty and limits on liability

The site and the calculator are provided as is. Gibraltar Builders does not promise that they are accurate, complete or always available. To the fullest extent Florida law allows, Gibraltar Builders is not liable for any loss that comes from using this site or relying on its figures.
